Detroit home inspection: what to expect

Detroit offers a wide mix of homes. You will find early 20th century brick bungalows, two and three-story Victorians, Craftsman foursquares, postwar colonials, and pockets of midcentury ranches. Neighborhoods like Corktown, West Village, and Indian Village show that range. Many streets have mature trees and short lots. That historic character means lots of original materials and workmanship that matter at inspection time.

Most Detroit neighborhoods were developed between 1890 and 1950. Builders then used balloon or early platform framing, plaster walls over lath, clay or terracotta sewer tiles in older districts, and thicker masonry walls. Roofing was often cedar or slate originally, replaced over time with asphalt shingles. Mechanical systems were added or updated in phases, so it is common to see mixed-age components in one house.

Common concerns for Detroit homes

Water intrusion and basements are frequent issues in Detroit. Low-lying streets, a high local water table in parts of the city, and older stormwater infrastructure can leave basements vulnerable. Expect to look for past or active seepage along foundation walls, efflorescence, and moisture stains. Older homes may have original perimeter drains that are clogged or connected to combined sewer lines. In neighborhoods near former industrial sites, buyers should pay attention to sump pump performance and proper discharge points to keep water away from the foundation.

  • Drainage grading toward the house is common. Proper exterior grading and functioning gutters matter more here than in drier climates.
  • Stone and brick foundations in very old homes can have deteriorated mortar and hairline cracks that let moisture through.
  • Basement finishes installed without proper vapor barriers often hide mold or rot.

Mechanical systems to plan for

Buyers should budget for electrical and plumbing upgrades in many Detroit homes. Older homes often have two-prong or Federal Pacific Stab-Lok panels that need replacement for safety and capacity. Knob-and-tube or aging cloth-insulated wiring can also be present in the oldest houses. On the plumbing side, galvanized steel supply lines and cast-iron sewer laterals are common in pre-1960 homes. Galvanized pipes corrode and reduce water flow. Cast-iron drains can fail or root-invade and often require camera inspection and replacement over time.
